Tagaytay, Cavite

Nipping at the heels of Antipolo's posted search/view numbers is Tagaytay City which is pulling interest from domestic and international property buyers. This city is making a solid comeback after a market slowdown in 2020 and 2021. This past year, it has reasserted itself as a frontline choice for short-stay rentals and second homes.

Being near Metro Manila has been a plus for Tagaytay City now even more so with the foreseeable increased accessibility as infrastructure projects like the Cavite-Batangas and the Cavite-Laguna Expressways are both well underway. This alongside its ample supply and the continuing demand for Tagaytay properties, it is expected that the city will be able to sustain the improved condition of its real estate industry.

Sta. Rosa, Laguna

The most sought-after city for its inventory of prime industrial real estate is Santa Rosa and it is well able to sustain its supply of industrial and commercial real estate. It is the site for the largest hyperscale data center, the 11th VITRO Facility of PLDT, which broke ground in 2022. Moreover, Sta. Rosa is one of the cities that benefitted from Macquarie Capital's green investment in a 1,300-megawatt floating solar plant on Laguna Lake.

Lipa, Batangas

Residential real estate is the City of Lipa's most searched category and it has the inventory to support the demand as multiple major real estate companies have broken ground with respective development projects over the years. Ayala Land Inc. (ALI) has commenced its 1,500 square meter retail project which is only the starting point for their 92-hectare Areza development, a mixed-use estate touted to be the new modern downtown once completed. This will also be the site for the Lipa City Hall as well as the 1.6-hectare Lipa Trading Center ("bagsakan"). The trading post is expected to significantly impact food production, supply, and distribution thus guaranteeing food self-sufficiency in the region.

Antipolo, Rizal

This city got the most inquiries out of all CBDs in CALABARZON and was particularly searched for its inventory of properties for sale under the Php6M price tag. The city has a healthy supply of both residential and commercial properties. The search leads generated were primarily for apartments followed by houses. August 2022 is when interest was highest for apartment rentals, This is in the wake of the passing of the new law which created the Metro Baguio Development Authority; an agency that has shared its intent of decongesting the City of Baguio by dispersing not only housing settlements into adjacent municipalities but supporting infrastructure and services for the people relocating.

Bacolod, Negros Occidental

Most of Bacolod City's property inventory is houses and land. However, its condominium listings year-start to year-end of 2022 increased by 116%, which raked in online searches and views for the area. This year, filed applications for locational clearance cover 94 hectares with an estimated aggregate cost of Php2.7 Billion. The 80 hectares are for Megaword's The Upper East, Rockwell Center Bacolod, and SM Development Corporation Bacolod (along Bredco Port at the Reclamation Area).

Cebu, Cebu

Cebu City is one of the top ten most inquired locations in the Philippines and ranks fourth for the most inquired city in the Visayas. The increase in leads from the first months versus the last months of 2022 is due to property buyers seeking high-rise property or vertical developments. The city had notable infrastructure milestones as well as key commercial and hospitality developments namely:

  • Cebu-Cordova Link Expressway (CCLEX), Cebu's first toll bridge;

  • JEG Tower @ One Acacia, an LEED gold-certified building;

  • Nustar Resort and Casino, a point of destination in the southern part of the city; and,

Lapu-Lapu, Cebu

The interest that surrounded Lapu-lapu's real estate property market was for its house rental inventory under Php15K in 2022. The beach town and export processing zone have captured the interest of investment property seekers looking to buy second homes and potential rentals of beachfront residential developments. These include projects by local developers like Land Casters' flagship the Reef, a luxury beach-front condominium that opened its serviced apartment units and restaurant last year; Apple One's Sheraton Cebu Mactan Resort and Residences and Priland’s Paseo Grove. Rockwell’s Aruga residential resort project is also located in this city.

Mandaue, Cebu

Mandaue was 2022's third most inquired city in Visayas attracting the interest of property buyers looking into vertical developments like Amaia Steps Tower 2 and Mandani Bay Tower 3. Both were delivered in 2022. In the same year, Tower 4 of Tipolo Residences, the socialized housing condominium project of Mandaue City and Cebu Landmasters, broke ground. This beefs up the city's inventory of such property types and further diversifies its online offerings which are currently heavy with commercial lots, warehouses, and offices. These commercial properties gathered the most searches online for the city, an interest that is expected to be sustained with the infusion of new office space from the Pph2 Billion office and a commercial joint venture of Mandaue City and Priland Development signed back in February of last year.

Davao, Davao del Sur

It was all about Davao for Mindanao in 2022. Its condominium supply increased by 11%, while leads for the same multiplied many times over increasing about 154% for the year. The increase is inferred to be related to infrastructure projects benefiting Davao City residents, such as the High Priority Bus System, the Mindanao Railway Project, and the renovation of the Davao International Airport. The improved transit and accessibility between the city and the rest of the region underscores its role as the gateway to Mindanao. It also is key that in November, the Bureau of Customs announced its plans to position the Port of Davao as an alternative logistics hub in Southeast Asia.
